Representatives from the town of Wickenburg, members of the investment group Wickenburg Hotel Group, LLC, and members of the Cobblestone Hotels corporate team gathered alongside the community of Wickenburg to celebrate the years of pursuing this project finally coming to fruition.

Stayntouch, a cloud hotel property management systems (PMS) and guest-centric technology provider, has entered into a new partnership with Cobblestone Hotels. Stayntouch deployed its PMS across 139 Cobblestone properties in 90 days.

NASHVILLE — Cobblestone Hotels kicked off its 2024 conference at the Renaissance Hotel this weekend with words of assurance from President of Development Jeremy Griesbach: Contrary to rumors, he said, the small brand of 158 properties is not being acquired by a larger company. Griesbach emphasized this point by holding up a large “Not For Sale” sign to cheers from the crowd of approximately 350 attendees. “People are often afraid to ask questions of myself when they hear these things,” he said, and encouraged the franchisees and managers in the room to contact the brand’s leadership if they hear rumors about the Neenah, Wis.-based company’s future.
Cobblestone currently has 158 hotels open, another 10 under active construction and more than 30 in its pipeline. While the company is gaining ground in new markets, Griesbach emphasized that its mission of focusing on small towns is still a priority. “If we just stick in the 28 states we’re in right now and work on infill, we’ve got enough projects that probably last us about 140 years—and that should get me close to my retirement,” he quipped.
Beyond small towns, Griesbach said Cobblestone would also focus on maintaining the small-company mindset and corporate culture the late founder and CEO Brian Wogernese envisioned. “He prepared us to continue moving forward, to grow the brand, to develop core brand strategies,” Griesbach said of Wogernese, who died in late 2022. “With everything he’s taught us, we’re at least 95 percent of the time doing what Brian would have done.”
New Brand, New Prototypes
One of Wogernese’s final projects was Cobblestone’s Riverstone Suites extended-stay brand, which made its debut last month in Chippewa Falls, Wis. The four-story hotel has 58 suite-style rooms with full kitchens, while public spaces include laundry facilities, a fitness center and a self-serve convenience store.
Instead of seeking franchisees to take a chance on the new brand, the Cobblestone team decided to make the debut Riverstone a corporate-owned property. “When we come up with new concepts and new ideas, we’re going to spend our money and our time testing it and learning it and figuring it out before we roll it out,” Griesbach said. “There’s a lot of opportunity and potential for this brand as we get our arms wrapped around it and start to take it to market.”
Brand President Josie Kilgore agreed: “We’re really researching the markets and seeing what’s going to work in each one,” she said of the project.
As the company adjusts its prototypes across its brands, it has settled on room counts, with 45 rooms being the smallest number of rooms available while 86 is the largest for its Main Street model.
Property Improvements
Now that the Cobblestone brand is 16 years old, Griesbach said it was ready to mature in certain ways. Many of its hotels are between eight and 12 years old—or even older, he noted. “They need some love. They need investment.” To that end, the corporate team plans to be “really firm” on property improvement plans in the coming years, he continued. “We’re going to do everything we can to work with [the] franchisees, but if they’re not willing to reinvest in it, we are not going to risk our brand and standards and the image of what the Cobblestone brand has built over the last 16 years.”
The company is planning to build between 10 and 15 new hotels per year, Griesbach said—but he also acknowledged that requiring PIPs and adherence to brand standards could mean more properties leave the system. Cobblestone lost four hotels in the last year, and Griesbach cautioned that the number might grow as the brand matures. Anticipating that some owners might protest the requirements, Griesbach emphasized that they need to reinvest in their hotels to keep guests coming back. “Keep trying to get better,” he urged the crowd. “We’re going to do everything we can to make sure we maintain the brand consistency of Cobblestone.”
Kilgore, in turn, noted that some owners have proactively begun updating their hotels, making PIPs unnecessary. “We’re going to want to be smart about it,” Griesbach said of the PIP requirements and strategies.
New Partnership
A notable new development is Cobblestone’s affiliation with hospitality tech company Stayntouch for the company’s new property-management system. Kilgore noted that some properties had been using three different systems for different departments. “The integration ability with our previous vendor was extremely limited,” she said. Using one system, however, would consolidate all responsibilities.
The company began rolling out Stayntouch to its properties in May, and within the first 90 days, 135 hotels had installed it, with Stayntouch covering all of the initial costs. The collaboration will create new opportunities for owners as new hotels open, Kilgore added, noting that the debut Riverstone will get a check-in kiosk through the partnership.
Currently, Griesbach calculated that Cobblestone has 8,100 rooms across its portfolio thus far. The leadership team is aiming to reach 10,000 by 2027.

Another major focus was the property management system change that was implemented across 139 properties since May of this year. Though there was a large emphasis on managing and expecting change throughout many of the franchise-led presentations, another major focus revolved around the brand’s desire not to stray from the tried-and-true formula that has made it so successful today, namely the principle of “Big City Quality…Small Town Values” that Cobblestone was founded on.
ADDRESSING THE RUMORS
Jeremy Griesbach, President of Development for Cobblestone Hotels, shared a segment with Brand President Josie Kilgore on Saturday, where he addressed rumors related to Cobblestone being bought out by a larger chain. Jeremy assured the crowd that these rumors were absolutely unfounded, a point he drove home by bringing out a large “Not For Sale” sign during his speech. Griesbach emphasized that the franchise is being kept alive and well by a dedicated core group of people, and that there is no intention of that changing. Griesbach underscored that the growth of the brand is not slowing, by introducing 25 active projects that are in the pipeline for the coming years, including the potential to expand into 2 new states. While the brand has faced major challenges in recent years, including the loss of their founder and CEO Brian Wogernese in October of 2022, the passion for forwarding the development of small-town America through lodging continues to drive Cobblestone’s leadership into the future, with no signs of stopping.
GROWING THE RIGHT WAY
While growth remains a major focus of the hotel chain, another central theme throughout Cobblestone’s presentations was on growing the right way. This comes in the form of maintaining the culture of the brand, which centers around doing everything possible to ensure the success of the hotels that hold their flag, from the initial development phase to beyond opening day. While Griesbach introduced exciting statistics related to growth, he also cautioned that numbers are not the most important thing to the brand right now, and that turning inward to ensure that the hotels that are currently operating are doing so optimally will be a major focus in 2025 and beyond. “Change is guaranteed” Griesbach said, referring to change in markets, interest rates, technology, construction and operation costs, and staffing considerations. However, Cobblestone plans to tackle these challenges by improving conditions at established hotels, strengthening brand standards, and pursuing projects in states that currently house Cobblestones to increase brand recognition and grow from within.
Josie Kilgore, Cobblestone Hotels Brand President, addressed the brand’s intention to improve the current conditions at the open properties by approaching quality assurance inspections with a renewed energy, becoming more actively involved in facilitating Property Improvement Plans for those locations that need them, and tightening up expectations related to brand standards to further differentiate the Cobblestone franchise from its competitors. Kilgore also shared that the brand is actively pursuing technologies that can alleviate the burden on hotels posted by staffing issues, including being open to exploring artificial intelligence options in hospitality and strategically partnering with companies that provide creative technological solutions to common problems related to providing excellent customer service in an ever-changing environment.
STAYNTOUCH PARTNERSHIP
A major change that took place brand wide this year was the transition to the Stayntouch property management system. The successful conversion of 135 properties over 90 days, and 139 properties total, has been the major focus for the brand throughout Q3. The partnership with Stayntouch represents Cobblestone’s ambition to remain proactive when it comes to finding creative solutions to problems in a constantly changing world, and to better cater to guest preferences as well as franchisee needs. The number of Stayntouch’s integration partners as well as their willingness to forge new partnerships on an individualized basis for their customers were major reasons that Cobblestone was attracted to this property management system in the first place. While Cobblestone is adamant about sticking to its roots when it comes to culture and business strategy, the franchise’s leadership is also fully aware that growth is not possible without change, and the Stayntouch partnership is a step forward in that regard.

September 12, 2024 – Neenah, WI – Cobblestone Hotels celebrated the grand opening and official ribbon cutting ceremony for their new hotel in Denmark, Wisconsin.
Members of the community gathered alongside key players who brought this project to fruition to celebrate the addition of this hotel to the village of Denmark. In attendance were representatives from the Village of Denmark, Discover Green Bay, JCW Development, WDS Construction, and members of the Cobblestone Hotels corporate team.
Susan Sellner, Denmark Village President, took a moment to share her vision for the future of the hotel in the community, stating that “Cobblestone is giving us a chance to show visitors our area and village”. Denmark is central to many key area businesses, event venues, and recreational opportunities. The village is just a short drive from the major city of Green Bay, which hosts a multitude of large events throughout the year.

August 20, 2024 – Neenah, WI – Cobblestone Hotels celebrated the groundbreaking of their new hotel in Eaton, OH. The celebration featured guest speakers from various area associations, including David Kirsch, Vice-Mayor of the City of Eaton, Harold Niehaus with Eaton Hospitality Group, LLC, and Justin Sommer, representing the Preble County Development partnership. All speakers voiced a similar sentiment that the addition of this hotel represents the economic advancement of the city of Eaton, as this hotel will support the local tourism industry and provide a much-needed lodging option within the city for those travelling to Eaton for corporate reasons. Kirsch expanded on this idea further as he discussed the impact that the hotel has already had on Eaton, stating that “This project is not just a symbol of progress, but also of the collaboration and determination that defines our city”. The addition of the hotel is also expected to support the local economy by bringing jobs to the area and encouraging people to spend additional time within the city when they visit, at restaurants, at stores, and at other area businesses.
Jeremy Griesbach, President of Development for Cobblestone Hotels, shared his excitement about the growth of Cobblestone Hotels in Ohio, noting that the addition of Eaton represents Cobblestone’s fifth project in the state. He thanked everyone who has been involved with this project since its beginning and shared his enthusiasm for the brand’s continued growth in the state. “Our footprint is definitely spreading, and we are excited to fill in Ohio.” Griesbach said.
This hotel will be a sixty-six-room facility spanning three floors. The Cobblestone Hotel & Suites will be located on East Washington Road in Eaton, Ohio. This hotel will host an onsite lounge, business center, onsite fitness center, and onsite convenience store to meet the needs of those seeking lodging in the Eaton area. The property is being constructed by Brimark Builders and will be managed by Slate Hospitality Group.
